Following the closure of Wykeham House School, Altavia Homes was fortunate enough to obtain approval from the Charities Commission to acquire this much coveted Grade II listed site. Years of commercial use resulted in a hotchpotch of historic and modern elements, joined together by a carbuncle of an extension to the main listed house.
Altavia fought a hard battle to achieve a viable planning permission that returns Wykeham House to the detached status it deserves whilst being complemented by 9 substantial family townhouses due for occupation in summer 2019. The historic house will be restored to provide 6 wonderfully spacious and grand apartments whilst to the rear, the caretaker’s cottage will soon offer a wonderful bijou home. Secure allocated parking will sit alongside a beautifully landscaped garden to be enjoyed by all those fortunate enough to live in this one-off development.
Each of the 4 bedroom/4 storey townhouses will offer in excess of 2000sqft of high-quality living space complemented by 3 private terraces, a private garden to the rear and an oversized garage plus 2 off road parking spaces. Solid oak doors and flooring, oak staircases, fully integrated kitchens and very special fully tiled bathrooms, including master ensuite, are just a few of the many attributes that will appeal to a discerning buyer.
The townhouses will be due for occupation in 2020 and the apartments from Spring 2021

HMRC have temporarily increased the SDLT threshold to £500,000 for the purchase of residential properties as a main home.
Altavia Homes Ltd will pay the difference between the sale price of the property and the £500,000 threshold on the strict understanding that the buyer is eligible to take advantage of this government backed initiative. This means that the buyer must be purchasing the property as their main home.
For the avoidance of doubt, for all sales that complete on or before 31 March 2021, Altavia Homes will pay to the buyers on completion 5% of the difference between the sale price and the new temporary £500,000 SDLT threshold.
A buyer agrees to purchase a townhouse for £575,000 as their main home.
The buyers will save £15,000 on the first £500,000 due to the increased SDLT threshold.
Altavia Homes Ltd will pay to the buyer on completion 5% of the difference between £575,000 and £500,000 being £3,750.
Total SDLT savings £18,750.
